LUXURY RESIDENTIAL PROJECT OF CLUB DE GOLF VALDERRAMA. CÁDIZ

Project commissioned by our client, the development company Hacienda Valderrama, required the design and development of a real estate action for the realization of 34 luxury homes. The project was implemented on a plot of at Club de Golf Valderrama, San Roque (Cádiz), one of the most emblematic areas of the Andalusian coast. It would be developed on a site of more than 5 ha, within a subsector where a plot of over 24,000 m2 of urbanized and gardens, for construction projected over 15,000 m2 above ground and above 10,000 m2 below ground available .

From the beginning we set a harmonious residential project, emulating large villas with high quality finishes and a design of great beauty and rhythmic cleaning, which sensitivity and intensity have respect with each of the details and solutions thereof. The project is 2006, and the works were completed in 2009.

The project is based raises and six independent groups of dwellings at the same ground level around a garden area with swimming pool and common areas of leisure and recreation. The basement would be used as a garage, and would be developed under the residential areas, the garden and pool, in continuity and connected as a whole, taking into account all homes. In the basement parking, storage and housing facilities themselves would be arranged each with separate for each of them.

The garden was in line with the existing topography, adapting the building complex. Protected tree species trying to adapt gardens morphology and distribution of the sets to the position of the protected woodland remained.

Six sets of houses with the appearance of large exclusive villas were raised. The six housing complexes developed in four different types, depending on their position and the number of apartments that were implanted in each. They developed, in any case, on 3 levels above ground, based on ground floor, first floor and a sun plant, respectively, implanted on the aforementioned basement for garage parking, storage and facilities. The homes had a program of 2, 3 or 4 bedrooms, depending on the circumstances, all with private and independent lift and 3 parking spaces allocated in the basement.

Pedestrian access to the residential complex is produced directly from the street, in the southeastern part of the plot. The dimension in which pedestrian access occurs is +74.15. The entrance to the residential complexes is carried out through the garden that is in predominant position, developed at level +80.00 from which we access through a yard at level +80.00, the entrance doors housing at elevation +80.15.

The road access to the basement occurs at elevation +74.00 with a ramp that rises to the elevation +75.00 level where the garage, parking, storage and installation rooms develops.

Pedestrian access to the basement is made vertically through the elevators installed in homes.

The basement consists of 102 parking spaces and divided into groups of three seats for each of the houses and 68 storage rooms, divided into two groups for each of the houses. The basement takes into account the optimization of the surface below ground and improving the flow paths with the intention to prioritize access to this level.
